Japan's realtors and brokerages, for buyers and sellers, conduct business in the same manner as in most countries, except the owner only pays the commission for seller representation while the buyer has to pay the agent for representation. In Japan it is NOT illegal for the listing broker to represent YOU, the buyer, but it's not the norm as most buyers want an advocate looking out for their best interests.

One could try to negotiate with the selling broker to lower their percentage for getting both ends. Laws and tradition make this virtually impossible and most brokers representing buyers do not want to shortchange their clients, after all they should, ethically and legally, be looking at getting the most return and the best conditions for their clients.

As opposed to the large Japanese real estate firms we act as your advocate, looking after your best interests. We negoiate not only prices but conditions, which certain brokerages cannot or will not do for their clients because they are either looking after the interests of property owners represented by them and/or only want to work on deals which close very quickly and do not perform any due diligence. Also one thing we do which most real estate brokers do not do is provide analysis of the market, i.e. compare properties currently for sale in the market in the nearby area as well as current rent prices so as to estimate the potential rent prices of the property.
