Houses remain a viable option for many buyers of Japan real estate, depending on budget, except in the extremely high
priced central portion of Tokyo in such wards as Minato-ku, Shibuya-ku, Chiyoda-ku and Meguro-ku. However, for many
investors it can be the best option over land or a mansion (condo/apartment).
The obvious advantage with buying a house is rights to the land (in the case of a freehold property; ALWAYS check
before closing on a deal that the land is not leasehold), a highly prized acquisition in this day and age where
land prices are increasing at a breakneck pace in Japan's capital. Another is the lack of management fees and "reserve
repair fees", which are almost always charged to owners of condos and increase a property's operating expenses.
Most houses in Japan are going to be multi-level due to the scarcity of land and while 2-floor structures are the
most common in Tokyo there are also 4-story homes as floors below ground are not counted towards the strict floor space
index (FSI) regulations for land in Japan.
